The Lead Engineering Technician is responsible for the day-to-day operation, maintenance, and condition of a multi-building corporate office campus that includes owner-occupied space and third-party tenant space. This position leads and directly supervises two Facilities Technicians and oversees all base building systems (HVAC, electrical, plumbing, life safety, and building automation). Specialized and licensed work, including HVAC, is performed by outsourced vendors; this role manages those vendors, verifies quality and compliance, and serves as the on-site technical authority.
What You’ll Do
- Serve as the on-site technical owner of all base building systems, including HVAC, BAS, electrical, plumbing, roofing, fire and life safety, and generators.
- Build and manage the campus preventive maintenance program in the CMMS, and perform routine rounds, BAS monitoring, and first-line HVAC checks.
- Perform or direct minor electrical, plumbing, and general repairs within scope and licensing limits, and coordinate licensed trades for permitted work.
- Perform root-cause analysis on chronic issues and recommend repairs, replacements, and energy efficiency opportunities.
- Directly supervise, train, and mentor two Facilities Technicians, including assigning work, setting schedules and coverage, and conducting reviews.
- Serve as the facilities point of contact for tenant maintenance requests, ensuring lease compliance and maintaining the owner-occupied building to a high standard.
- Manage the outsourced HVAC contractor and specialty vendors, including scope, quotes, renewals, and performance tracking, and verify work quality, licenses, insurance, and EPA 608 documentation.
- Maintain accurate records for all buildings, including equipment inventories, warranties, O&M manuals, and maintenance history.
- Enforce safe work practices, including lockout/tagout, PPE, and work at heights, and ensure required inspections and certifications are current and documented.
- Support emergency planning and drills, and serve as first responder to after-hours emergencies as part of the on-call rotation.
What We’re Looking For
- High school diploma or GED required; Associate’s degree or technical/vocational training in building engineering, facilities management, mechanical systems, or a related field preferred.
- 5+ years of commercial building engineering, facilities maintenance, or building operations experience, including exposure to HVAC, electrical, and plumbing systems.
- 1+ year of supervisory or lead technician experience.
- Experience managing outsourced vendors and service contracts.
- Working knowledge of commercial building systems (HVAC and refrigeration cycles, BAS, low-voltage controls, 480V electrical, plumbing, fire and life safety) sufficient to diagnose issues, direct vendors, and judge the quality of their work.
- Ability to read and interpret MEP drawings, equipment schematics, and vendor service reports.
- Strong diagnostic and troubleshooting skills, with the ability to find root cause and drive durable fixes.
- Supervisory and leadership skills, including the ability to delegate, coach, and hold others accountable.
- Vendor and contract management skills, including scoping, quote review, and performance tracking.
- Professional, service-oriented communication with employees, tenants, ownership, and vendors.
- Strong organization and prioritization across multiple buildings, work orders, PM schedules, and compliance records.
- Proficiency with CMMS or facilities management software, BAS interfaces, and Microsoft Office, plus basic budget tracking.
- Valid driver’s license with a clean driving record.
